I've been using the X10 and store brands of the same for over 20 years. There are two main drawbacks. The receiver units tend to fail over time (anywhere from 1-10 years) and they are very sensitive to line noise. Failures of the former type are worse with partly fluorescent or electronic loads than resistive or simple inductive loads. Line interference varies from none to the unit completely impossible to turn on or off. If I were starting a new, full-blown system, I'd look at the Insteon or similar rather than the X10. I do have a couple of X10 systems with incandescent lamp wall receivers that are still working after about 20 years, but that uis the exception.
